"Nantucket Together" is a grassroots citizens group of Nantucket homeowners with strong ties to the island, who are focused on the preservation of traditional vacation rentals and support for the local economy.
We believe proposals to significantly curtail the lodging visitng families prefer, will have a profound impact on Nantucket's economy, its tax revenue, and the property rights of all residents. Legislating far-reaching changes without a factual understanding of the impact is reckless.
We are a 100% volunteer non-profit that does not accept donations from corporations, online rental platforms or investor-only short term rental operators.

THE FOLLOWING LETTER WAS SENT TO THE PLANNING BOARD AND FINANCE COMMIITTEE ON JULY 14
Now that the STM Warrant has been approved by the Select Board with the compromise STR Article 1 included, we wanted to share our support for the zoning codifications in Article 1 along with concerns about some of the regulations that were included.
Specifics follow for each:
Some revised wording could eliminate these unintended consequences or the timeframe with the 3 summer transfers of occupancy could be reduced from 5 years, without violating the intentions of the STR subcommittee.
3. There are three restrictions in Article 1 which force a downward spiral, especially when viewed in combination.
We are not taking a position against any particular regulation within Article 1 or the article as a whole. Our concerns revolve around the combination of regulations which are:
The STR Subcommittee did amazing work in a very short period of time, even when it was extended. As with the STR Working Group, their time ran out before they could adequately vet the results before it had to either go in the warrant or fall on the floor. There is still time to recommend adjustments and we hope the Planning Board/FINCOM will consider doing so, to further the goal of passage by a 2/3 vote.

Make up your own mind about newly proposed Citizens Warrant Short Term Rental Proposals. Read the facts and analysis regarding Nantucket vacation rental data produced by independent data aggregators working for the town and the Nantucket Association of Real Estate Brokers (NAREB) as well as local and national short-term rental information and trends here.
The Nantucket Association of Real Estate Brokers (NAREB) commissioned an independent study by the UMass Amherst Donahue Institute of vacation rentals that are managed by local real estate agencies. NAREB collected rental data from participating agencies for the period of 2019-2022, removed duplications and personal information and turned it over to the Donahue Institute for analysis and they published their report in June 2023.
ProcessFirst was selected by the town to delve into online rental platform, MA State STR registry, home sales data and combine it/ compare it to the extent possible with similar data being independently aggregated by the Nantucket Association of Real Estate Brokers (NAREB), removing duplicates and protecting personal information.
Ferry and airplane cancelations are a common occurence with which most of us are familiar but sometimes we have no back-up plan. It doesn't happen often but sometimes visitors to the island for a day-trip are stranded, wedding attendees cannot return to the mainland as planned. If it is off-season, traditional lodging is very limited and during the summer, just unavailable.
Weather and other emergencies may also strike year round residents whose pipes burst and/or have no heat during winter power outages, or flooding may have rendered their home termporarily unsafe.
Many of us who are blessed with a home on Nantucket, are prepared to open our home, a room or rooms in our home to help our neighbors and visitors, for free, for a cleaning fee or a reduced rate in situations like these.
nWe are still getting organized and hope to offer our website and Facebook Pages as a clearinghouse for assistance requests.
